3 Things to look out for purchasing land

Our Registered Surveyor shares 3 things to look out for purchasing land, so that you don’t get stuck with a costly headache.

1. Make sure you got the right block

Believe it or not, this does happen! As a Registered Surveyor, we see and hear of cases where people have purchased a block of land, only to find out they own the one next door.

Speak to a Registered Surveyor as early as possible, before your cooling off period ends as this can be avoided by an identification survey.

2. Fences and retaining walls are in the right position

Is that fence really on your boundary? Which side of the boundary is that failing retaining wall on? These are some of the questions to ask yourself and a Registered Surveyor before you make a purchase.

Fences and retaining walls are expensive to relocate, and in some cases you can’t remove them at all. Retaining walls in NSW are a common headache and there legislation isn’t very clear on who’s responsibility that are.

3. Check if you can actually develop

You might purchase a block of land with the intention to subdivide, but there are many things you need to consider.

To know if you can actually develop land:

  1. Conduct a detailed assessment of the planning controls for the site

  2. Undertake a Detail and Contour Survey, so that you have the spacial information you need for your site (i.e. which way the water runs and where the services are)

  3. Engage a Registered Surveyor to undertake an analysis of the site
